What every plan covers
Every visit runs through four areas of the house. We do the routine work ourselves and bring in a licensed specialist when a job calls for one.
Exterior & foundation
Water and weather cause most of the damage you can't see yet. This is where we catch it.
- Clean gutters and downspouts, and check they're moving water away from the foundation
- Roof and drainage check, including drone photos, to catch loose shingles or flashing early
- Check the caulk and weatherstripping around windows and doors
- Storm-season walk-through for overhanging limbs and other hazards
- Check exterior lights, fence gates, and the garage door
HVAC & air
The stuff that keeps the system running and the air in the house clean.
- Swap HVAC filters on a schedule
- Flush the AC condensate line so it doesn't back up and cause mold
- Check indoor humidity and vent temperatures around the house
- Air-quality check available on request
Plumbing
Small leaks get expensive fast. We look for them before they spread.
- Flush the water heater once a year to clear out sediment
- Check for leaks under sinks, at supply lines, toilets, and the water softener
- Check faucets, garbage disposals, and toilet mechanisms
- Turn on outdoor spigots in spring, winterize them in fall
- Test the sump pump before heavy rain hits
Electrical & safety
The devices that keep the house safe, tested on a schedule instead of when they fail.
- Test smoke and carbon monoxide detectors and change the batteries
- Test GFCI outlets in kitchens, baths, and outdoor spaces
- Look over the electrical panel for loose connections or signs of overload
- Test the standby generator and surge protection

On top of the regular visits, each season brings its own list. We handle it before the weather does.

Once a year you get a written rundown of the whole house: photos (roof shots from the drone included), what we checked, and the running history of your major systems. It's the kind of record that pays off if you ever sell.

These aren't part of the monthly fee. When you want them, we handle them or bring in a vendor we trust, and plan members get member pricing.

Full-time residents

A place you're not at year-round. We keep an eye on it, handle the maintenance, and make sure it's ready when you show up.
Rental and Airbnb
You rent it out and need someone to keep it in shape between guests. Quick turnarounds, dependable schedule.
Out-of-state owners
