Davidson County's housing is unusually mixed for a single city. The pre-war bungalows and Craftsman homes in East Nashville, 12 South, and Sylvan Park carry roof, gutter, and crawl-space work that newer suburbs don't see. Germantown row houses sit on narrow lots with shared drainage between properties. Downtown, The Gulch, and SoBro are mostly condo towers. Belle Meade and Green Hills lean toward larger single-family homes under heavy tree cover, where gutters fill faster than people expect and a once-a-year schedule isn't enough.

The maintenance year in Nashville

Spring

Storm season peaks March through May. We check roofs and gutters after big cells move through, get the AC ready before the humidity settles in, and start up irrigation.

Summer

Humidity is the enemy. Condensate lines get flushed, crawl spaces in the pre-war stock get moisture checks, and shaded siding gets watched for mildew.

Fall

Winter

Under that tree cover, more than once a year. Spring and fall at minimum, and it's worth a look after any big storm. On a plan we check them every visit, so they get cleared before they overflow instead of after.

Do you work on condos downtown or in The Gulch?

Yes, individual condos and townhomes. There's less exterior to worry about, so visits focus on HVAC, plumbing, filters, and safety devices. Building-wide systems belong to your HOA, and we coordinate with them when something crosses that line.

Can you handle an older East Nashville bungalow?

That's a lot of what we do here. Pre-war houses need crawl space moisture checks, gutter and roof attention on older rooflines, and someone who notices the small stuff before it grows. Every visit gets documented with photos so you can see what we saw.

What does a plan cost in Nashville?

Priced by square footage. Most Nashville bungalows and condos fall under 3,000 square feet, which runs $65 to $85 a month on Basic and $160 to $195 on Standard. Larger Belle Meade and Green Hills homes run up to $280 on Standard or $560 on Premium. We walk the property and confirm before you sign.
