Do you offer free estimates?
Yes, we provide free quotes for new clients. We'll assess your property and provide a detailed estimate based on your specific maintenance needs.
What areas do you serve?
We serve Nashville and surrounding areas including Franklin, Brentwood, Murfreesboro, Hendersonville, Mt. Juliet, Gallatin, and Smyrna. If you're outside these areas, give us a call - we may still be able to help.

What types of properties do you maintain?
We maintain residential homes (full-time, vacation, and rental properties including Airbnb), commercial properties (offices, retail spaces), and properties managed by property management companies. Whether you're a homeowner, property manager, or commercial property owner, we can help.
Do I need a contract or can I request one-time services?
Both! We offer one-time service calls for specific needs, as well as monthly and annual maintenance contracts. Many clients start with a one-time assessment and then choose a regular maintenance plan.
What's included in a seasonal maintenance visit?
Seasonal visits typically include winterization or re-opening of outdoor plumbing, gutter cleaning, roof inspection, window cleaning, pressure washing, opening/closing foundation vents, and checking for any issues that need attention. We customize each visit based on your property's specific needs and the season.
Can you coordinate with other contractors?
Absolutely. We coordinate and schedule work with all types of contractors and vendors - HVAC technicians, plumbers, electricians, roofers, and more. You get a single point of contact for all your property needs, and we follow up to ensure work is completed properly.

How much do your services cost?

Property Assessments & Reports
What's included in a property assessment?
We visually inspect the exterior and interior of your property, including the roof and crawl space. We check all systems, appliances, plumbing fixtures, HVAC filters, and more. You receive a written report detailing the property's condition and any recommended repairs or replacements.
How often should I have my property assessed?
For most properties, we recommend seasonal assessments (2-4 times per year). Vacation homes and rental properties benefit from more frequent checkups. We'll help you determine the right schedule based on your property type and condition.
Do you keep records of all work performed?
Yes. We maintain detailed records of all inspections, maintenance performed, repairs coordinated, and recommendations made. This documentation is valuable for property value, insurance claims, and future sale.
Specific Services
Do you clean gutters?
Yes, gutter cleaning is one of our most popular seasonal services. We clean gutters, inspect for damage, and check that downspouts are directing water away from your foundation properly.
Can you winterize my vacation home or rental property?
Yes. We provide full winterization services including draining outdoor plumbing, protecting pipes, checking heating systems, and securing the property. We also handle re-opening in spring. This is especially important for vacation homes and Airbnb properties.
Do you do repairs or just coordinate them?
We handle many routine maintenance tasks ourselves - things like changing air filters, replacing light bulbs, minor fixes, cleaning, and inspections. For specialized work like HVAC repair, electrical, or plumbing, we coordinate with licensed contractors and oversee the work.
Can you help with property turnovers between tenants?
Yes, we work with property managers throughout Nashville on turnover punch lists. We can handle cleaning, minor repairs, inspections, and coordinating any contractor work needed to get the property ready for the next tenant quickly.
Scheduling & Availability
What are your business hours?
Monday - Friday, 8:00 AM - 4:30 PM. However, you can reach us anytime - we'll get back to you. For contract clients, we schedule regular visits at times that work for your schedule.
How quickly can you respond to urgent issues?
We prioritize urgent maintenance issues and typically respond within 24 hours. For contract clients, response times are even faster. If you have an emergency (like a water leak or heating failure), call us right away.
Do I need to be present during maintenance visits?
Not necessarily. Many of our clients provide us with access to their property (especially vacation homes and rental properties). We can arrange a lockbox or key exchange. We'll send you reports and photos after each visit so you know exactly what was done.
